Those two items wouldn't scare me.
Old tires can let you see how well the previous owner took care of truck. Can give hints of general condition. Do the front tire show front end problems or were those problems hidden by replacement tires ?
All new tires tell you is old tires were so worn that they needed replacing. And will probably have cheaper tires than I will want on there.
If it needs batteries, thats fine. I can put in new, high quality batteries.
I look at condition. Is the wiring all cobbled up? Are plastic pieces all broken or cracked ?
Does it look like better quality replacement parts were used ?
Maint records are great. If overall condition is really good, the previous driver/ owner probably took good care of it.
