Truck parking at home.

I lived in Akron, Ohio before I moved to Seville, Ohio because I was sick of the parking problems in Akron. We bought a nice place with lots of land. We are still getting a hard time about parking our trucks in a building on our own land. Farmers can run thier tractors all night long keep folks up, and that is okay.

We want to park our trucks in a pole building and we get told we have to get a permit to do this. So I have done all that is asked and still get the run around.

Thinking about taking the township to court for breaking their own Zoning rules. I just can't understand how someone can tell you what you can do on your own land.

well there might be alot of reasons why you cant park your trucks at your house.
maybe when you park there it would be considered a buisness and your not zoned for commercial use.
or it could be that they have a noise ordiance stating you cant do something between certain times.
i know where i used to live out in the country they had a noise ordinace stating you cant do certain things between certain times
but in the day time it was ok

best bet is too see if there is anyone near you that have bobtails or tractor trailers or even straight trucks and if they are having same problems.
best bet is to look at any trucking companys thats near you and ask them if you could park your trucks there as long as its out of their way so noone hits the trucks or they get damaged.
cause it seems they can change the zoning laws at a drop of the hat

cause i have been reading about whats going on in richfield with the old cf property and the company that bought was going to use if for another trucking company but richfield changed the zoning so it could no longer be used as a trucking terminal

We live in a rural area north of Flint. Even tho our property exceeds 300 acres we are still bound by local township rules and regulations. All exterior buildings must have permits for use before construction. If you have failed to disclose actuall use, then i can see how you got in that position with the law. ALL neighboring homeowners next to you have the right NOT to have some comercial business being run right next to them. The laws are there to seperate commercial zones from residential. Most folks would not want a building with trucks coming in and out at all times of the day and night. Looks as tho you just slapped up a building and opened a truck storage and service repair facility. This kind of thing happens around here many times and always the TWP has won the legal battle. Amazing how arrogant property owners can be just because they bought a chunk of land and think they can use it in any fashion theyd like. Thankfully the pockets of most counties can afford the legal battles associated with fighting off persons who try and circumvent the laws. Seems youre a quite active person in the suing business so maybe youll have good luck with overthrowing established laws that are in place to protect innocent landowers from people who believe just because they bought a chunk of dirt that they can now do anything they wish with it.

You need to move to Texas where you can just about do anything you want. You will find Body and fender shops right next to residences.

At least that's the way it was, when I lived there in the late eighty's You do have deed restrictions for gated communities,but at least you know at the deed transfer what you can and cannot do.

i know thats what happend with my dad we had about 16 acres a barn and and he wanted to build a 4 bay garage but they wouldnt let them get the permits cause they wouldnt allow a garage cause we already one barn and a rofed pavillon so he put it as an argcutural building an that was ok to be built

Why is it when someone puts a post on here anymore everyone reads between the lines and starts to make statements that has nothing to do with what the post is saying.

Dave said he did everything that he was told to do and is still getting the run around, and I am sure that he did just that. Working in a law firm I know that there is always someone in communities that get upset when someone has more then they do so they are always do what ever it takes to stop that person.

And by the way there is an expediting company in that same town.

I rent a spot at an outside storage facility used mainly for boats and rv's, It is fenced in, has excellent surveilence and 24 hour user identifiable gate access, all for 35.00 a month, the plus side is we park our personal vehicle there when we leave to go in service, since we are out for extended times, 4 to six weeks at a time this offers us peace of mind knowing that our vehicle will be sitting there safe and secure when we come back. Its nice not to worry about cut tires or broken glass. I know parking at home would be more convienent but if that isnt an option I would suggest finding something like the above.

Eager B you are fortunate only to have to pay $35 per month,I no longer own a truck butwhen I did I parked at similar facility, but had to pay $117 a month.

WoWser, I suppose it would make a difference where the location is, ie; cornfield in IA or a lot on long island. I do feel fortunate about the price, not to mention it is located very near the house. There are options, just makes sure you have 24 hr access, whether you park at someones terminal or you rent from a storage facility.

You are so correct. We use to have several properties there before we moved to FL. Around the Houston area there were virtually no zoning laws. We had put up several structures with a 25 dollar building permit.
Most states are pretty strict with zoning laws and ordinances. All you can do is petition for a change or a variance.

David, it sounds like you're out in farm country. I would think that it would be easy to get a varience for something like this. Draw up a petition and get your neighbors to sign it and take it to the zoning board.

Wealthy farmers are the ones who sit on these township zoning boards. They are quick to grant themselves variances

Lotsa luck for a trucker to get anywhere with them.

David didn't say exactly what "the runaround" is, but regarding the suggestion to have the neighbors sign a petition: it may be the neighbors causing the problem. I live about 30 miles from David, & shortly after buying a home, we bought a brand new boat, & parked it beside the attached garage. We were then visited by a city inspector, who said we couldn't leave it there, as the trailer poked 2 feet in front of the line of the house. City ordinance required it to be entirely behind the line. (It couldn't be backed any further without removing a fence and a lovely old lilac) I asked the inspector why homes down the street had boats & RVs parked entirely in front of the line, year round, and his answer was quite illuninating: "Because their neighbors don't complain".
We removed the fence, lost the lilac, and had a friend park his extremely ugly boat beside the garage, while ours was in winter storage. When our boat reappeared in the spring, no more complaints were lodged, lol.
David, if you can find a way to make the city & the neighbors think that what you wanted wasn't so bad, you will prevail.

here in va had the same problem for 9 years park the truck in the drive way and not a problem until one day police shown up and said you can't park your truck in drive way , captain look down at the bumper and ask how did you get a red sticker on a com vch, i said navy called it a rv with a cargo box, captain said you can park rv's in drive way and he turn his lights on and supervise me parking in drive way and for 9 years got a way with it until they change ordance and had to find a place to park the truck, at a friends place of business and a 2nd vch to drive back and force to truck

Well, I'm not part of the good old boy network here in Guilford Township. But, the lady next door works for UPS. They are the only ones saying that the truck running last winter kept there kids up. When it wasn't running after 8 pm. Their is a 40 X 40 horse barn on the lot when we bought the house but it had to be dug out so we can pull the trucks in the barn. Now that I want to add on to it so we can park all 4 of our truck inside they are wanting me to only park one truck at the house.

Now there are 3 E-units parked on the other side of me but they don't have a problem with them I think because they don't Say FedEx Custom Critical on them.

There zoning laws states if you buy a permit of $275.00 you can have a class B zoning but you can have you and one employee. I told them we don't have any employee's we have contractors. The Zoning board didn't know what a contractor was. Then they said I need to to get a Variance on a building that was already here, because the building has to be with 75 feet from the lot line. That was another $250.00 plus $300.00 for a building permit and another $100.00 for another hearing.

So tell me about the run around I'm getting. I told them That If they don't want me to park my trucks in the I will just turn it into a pig barn. Then they will wish that trucks parked in the barn. Pig crap smells really bad from what I have been told.

That's a common problem all over Ohio. The problem is running a business from a residential area. If you parked one truck, probably no prob.. but since you have several coming in and out, they'll want you to rezone commercial.

Depending on what you want to spend, you may have a lawyer check into zoning requirements, and what it would take to have it changed. In this area, you have to have a certain percentage of neighbors sign off.

To update everyone we got the okay to park our trucks at home. After 3 months of dealing with this it was a battle. But we won after we told them we would take them to court for lost income. Plus the folks next Door backed off when I took picture in there about the building they built without zoning Reg's. Zoning Reg's say that all building's have to be 75 feet from the line and have to be behind the line of the front of your house. His building was 25 feet in front of his house and 15 feet from the line. So he backed off when he found out I could ask that his building be taken down.

David,as i told you in a pm that i sent you we are having problems here in Lodi just 10 miles from you.The police chief told us that we were not allowed to park the truck at home,and we have found a place to park about a half mile away(at a $20 a month fee).

The thing that bothers me most about this is that he has not told us what ordinance we are violating,it's either no commercial vehicles in a residential area or it is due to the weight of the vehicle.

I have talked to him about being allowed to bring the truck to the house when we come home,to unload our stuff and our pets and he seemed okay with it for awhile but now it appears like he doesn't want us to do it anymore.

I have drove all around the town and found numerous "violations" of commercial vehicles in residential ares and also these are heavy vehicles.So what i have decided to do is continue parking away from the house and to also continue bringing the truck home to load/unload our stuff.

What I am hoping for is that he will eventually write me a ticket that will give me some idea as to what it is that is illegal,and we can go from there.

BTW,that was genius on your part to get pictures of the nieghbors buildings that were in violation of the zoning laws.That's usually how it is,the one's that complain the loudest usually are doing the things that they are complaining about.DD.

Doggie, I under no circumstances would not obey with what you posted. I live in a subdivision with TONS of ordinances, and I will not have any guilt on my back doing the following

Comming home at 4 am and parking it out front all next day
Unloading at my house
Restocking at my house
Washing it in front of my house

If I were my nieghbors I would be greatfull that I was gone for weeks at a time, I would never turn wrenches on it at the house nor would I leave it for more than 24 hours. I also would never leave it idleing if I were to leave while others were sleeping.

I would challenge the Chief and let him write me a ticket. When I was first married the house I lived in had no parking on Thursdays, on one side of the street (street cleaning) Wednesday for N. side Thursdays for S. side. Than the city did not want any parking accross the street (large empty field) I had no driveway. I let them write me a ticket so I could have my day in court and WON.
As a renter I did not want an increase for putting a driveway in, nor did I want the expense. Eventually I paid for a blacktop drive.
