Hi. Congratulations on the purchase, as a Florida real estate broker for 30 years, now expediter, be sure your agent reviews the homeowner association declarations and rules as far as:

Minimum Age to Live in the Community (most are 55)
Ability to park your Fedex Truck in your driveway - some will not allow this.

Get a copy of these - I believe in Florida you still have 30 days to review the rules of the community before agreeing to proceed with the purchase.

It would be an additional expense to have to park you rig in one part of the community and rent a car to get to your "home".

I'm just sayin.

Thank you for the advice. Diane is an attorney and I am generally thorough in my research so you can count on us carefully reviewing every document we can get our hands on.

That process had already started. Some of the documents are in hand now. We will see the rest and take time to carefully read them before we close on Friday. We meet all of the community's requirements. The required background checks on us have been completed.

Truck parking on the street by the house or in the driveway is prohibited. A parking spot in a secure area is already locked in. It's a short walk (4/10 of a mile) from the parking spot to the house.

It is bad enough to claim you are a property owner when you bought something that has wheels and moves but buying a pseudo mansion and then renting a lot where you are in a planned community with restrictions just made my day.

Can't park my truck near my house, what kind of living is that?

Maybe it can be considered an RV?

If I would have an extra $30k to spend, I know where there is a lot of nice farm land which has housing on it, buy it and then rent it out. Make more money with the farm producing corn or soy and even more with the house being rented out. A bit wiser investment and I would actually own property.

sounds like your agent is giving you all the info. A copy of the CCRs is the main item to review. That is all the covenants and restrictions of the community, but Diane is probably aware of that. HAve fun! Post photos.

We have not seen the house yet. I posted photos of the community on my blog on January 15 when we then visited friends there and toured houses. See this. The house shown is not the one we bought but it is similar.

Congrats ATeam, My parents live in a community kinda like yours and they live there through the winters then come back home. It really does wonders for there health and they have more friends down there now then up here, They love it down there.

Having met Dave and Phil a few years ago, they are very intelligent men... Interesting thread. Regarding the comment on parking at the homesite. I've seen their rig on the road, it's not a glorified U-Haul... it's a full blown RIG! As in comparable in size to a private bus.

There are pro's and con's to having a rig like theirs' ina drive way.
#1 of course is complaints from neighbors and the community as a whole.

#2 is space... it better be a biiiig driveway with plenty of space on either side. Many communities have trees or utility fixtures of some kind near a driveway, lamp posts, overhead wiring, telephone poles, drainage ditches, underground utility boxes, gas line access panals, all kinds of stuff.

#3 would be landscaping... and risking it's condition no matter how good of a driver you are, over time, landscaping may suffer to some degree- from either the rig or your walking patterns around the rig.

They're in a gated community, so neighbors are obviously somewhat conscious of their surroundings. Having a secure fenced in compound to park would make a difference to people as opposed to having a roaring 40 or 45 foot rectangle wiggle thru the streets at who knows what hour... Phil, I know the feeling. I've taken many 45 foot coaches to friends and families houses... mainly cause I could and they offered free food and/or free laundry... but I've gotten many questions and been told to move many times as well.

The downside of this is... if you go in for some rest and then want to work on the truck, you gotta leave home.

I'm lucky to have the land where I'm at to be able to park a rig, due to being in the country... don't have neighbors to worry about. 5 acres is more than enough buffer zone.

However, even if I did not have 5 acres in the country, an alternative would be a large lot with a building that's got a 12 to 14 foot tall door. Put some landscaping around it to help it blend in some and all is forgiven... until you roll in at 11pm on a school nite.

Having a place like what they have works for them, though I'd be tempted to rent it out when not there to help it pay for itself. On the flip side of the coin, they have an open driveway, and are probably close to the stores and shopping areas. They may even have a beach or lake close by. I have a pond I can use that is stocked about 1/4 miles walk from the house. I do not have a grocery store less than 15 minutes driving with green lites and no traffic. I have no train horns to hear, but I got an insect lovers dream come true if u leave an outside lite on during a warm evening.

Interesting, if i was Full Time OTR with no small kids and/or wife @ home, I'd want a little patch of grass to call my own somewhere at some point.
I got it, but I also got 2 kids; and a wife that wants the grass to stay short too.

Then he reveals he has to pays lot rent, which means he bought a mobile home. Because unless he is in a Muslim community, he isn't leasing the space his house sits on.

Then he mentions, to his credit, it wasn't to live in but sort of a vacation place.

Then as it goes against conventional wisdom and rather foolish, he says he hasn't even seen the place.

Then everyone fawns over Phil, congratulating him on his newly acquired property while a few of us can't see what the big deal is because it is not property.

Just bizarre.

AND so funny.

It depends on the kind of work you want to do. Engine overhauls are prohibited but light mechanical work is permitted. If you walk into the RV storage lot on a nice day, you will see several people working on their boats, trailers and RVs. I carry in the truck the tools and supplies needed for light mechanical work, since that work is often done on the road, often in truck stop parking lots.

With the Florida house, there will be no need to leave the gated community or lug tools back and forth. If there is work to do, I'll just work on the truck in the storage area like I would in any other lot. Pleasant differences include the outdoor wash bay the storage area features, an RV dump station and Florida weather in January.

Responding to your other comments,

- We have driven the truck in this community before. It is laid out well. Most of the roads, trees, wires, etc. will accomodate large garbage trucks, delivery vans, even 18-wheeler moving vans from time to time.

- The truck roaring through a quiet neighborhood will not be an issue as we are considerate enough to stick to daylight hours and the trips in and out will be infrequent.

These are all good issues that you raise and it goes to part of the the reason I started this thread in the first place. Expediters of all stripes have housing and truck parking issues to consider. Experiences shared here provide helpful (I trust) food for thought for others, especially expediter wannabees.

Our Minnesota residence consists of rented space in a relative's home and out buildings. For truck parking there, I obtained permission to have a contractor pour a nice concrete slap on which the truck is parked and work is done.

Concrete slabs, dump stations... be still, my little heart.:)

while others simply having a hard time expressing their jealousy,
or maybe i just say that because i get there all the time ?....key will be hanging on the back of the second banana tree to the left I presume ??? (& I'll bring my own 4X platform ,thank you...).

The envy and jealous stuff sure does remind me of my junior high school days. Some of us never mature to the point to be able to handle it like a man.

The urban dictionary has his MO address'd to a tee:

Envy is a hatred/bitterness towards another person for having an advantage that YOU don't have. For instance, envious/jealous behavior such as a friend has a nice new car and instead of being truly happy for them you badmouth them or the car or make up something ridiculous because YOU can't afford it yourself. If someone has money and YOU don't you say they recieved it through less than stellar means. If someone is more talented than YOU you say their work isnt as good as anyone thinks or they are just lucky. This kind of 'jealousy' is destructive and displays itself as having a bad attitude towards the object of the envy and also being passive aggressive.

EX: Mike was jealous of her because he didn't have any nice things. He had no happiness so he didnt want her to have any either.

On February 21, 2010, I was overcome with a counterproductive wave of jealousy. I felt angry, frustrated and stuck because I could not get past the fact that my wife is smarter than me.

It has been said that writers write to find out what they think. In this case it proved true. I blogged about the experience of jealousy to think it through, neutralize it and move on.

Diane and I will see our new Florida house today for the first time. We paid $30,000 for it. It is set in a community where houses list up to $200,000. Some are larger. Some are newer. Some are on the water. Some of our new neighbors have less money than us, some have many times more. Will this trigger feelings of jealousy in us? It very well could. We are human beings after all.

Expediters purchase houses, trucks and toys for all sorts of reasons. If jealousy or the desire to make other people jelous is a reason for the purchase, the purchase is not likely to serve the buyer well over time.

I invite readers to be honest with themselves and admit that we all have feelings of jealousy from time to time. I invite you to read my February 21 blog entry and think through this counterproductive emotion.

What do you do about those people? Do you invest time and effort to make them wrong? Do you gather evidence that proves the errors of their ways? Do you put your "shoulds" on them and form carefully crafted opinions about why they should not have so much money, be in public office, or spend so much on toys?

If so, what are you doing really?

Are you serving the greater good by running such thoughts, or are you just trying to avoid the pain that comes when you compare yourself to others and judge yourself deficient?

Personal power does not come from changing other people. It comes from changing your mind.

A whole lot of to do over a simple land purchase...

Congrats...Phil and Diane...hope you 2 enjoy your home away from home an a great investment as well...:)

BTW Juju and I are looking at a summer home possibility but in the Arizona/Tucson area...some good deals there as well....
