Hotelier Looking For Some Advice

My experience on the high end properties is there isn't even food included, nor WiFi and you pay to park, etc., all on top of an expensive room, Marriott is a good example of this.

Hey everyone! I'm not exactly in this world, but thought you guys would be great to ask. I recently purchased a hotel near a major truckstop. It was quite run down, and I've put quite a bit of money in bringing it up to date. I'm trying to put it together specifically for truckers and pilot care drivers (focus on basic amenities and keep price down).

My question for you guys would be, what's the best way for me to go about having your companies send drivers over to us for direct billed rooms. What's going to be the best way for me to get my foot in the door and find out what companies pay for their drivers' rooms, and what should I be focusing on to get their attention.

Also, for you drivers that pay for lodging out of your own pocket; Describe for me the breakfast bar that you'd expect for a room at $40/night CDL rate? Want to see how close I can get to making this happen.

Thanks for any and all help guys. This place seems to be quite active and I may just lurk around here.

I once thought of a concept...."The Logbook Motel" Where I could have a certain amount of smaller type no frills rooms....shower/TV and A/C and clean....on a 12 hour basis....that way I could turn them over twice in a 24 hr period...I'd go with LBD aka Leo...keep breakfast at a minimum a snack on the run if you please...to keep costs down...

I've heard CLC is a pain for moteliers.....they pay 90 to 120 days for only a 5$ stint.....forget that just price the room accordingly....besides it costs the users $5 bucks to use the darn POS

That would be a plus for CLC for sure, do ALL hotels that use CLC have to honor that 24 hour stay?
NO....Hotels/motels can put aside a certain number of rooms for this use...not ALL....and if you should ask about the 24 they will be conveniently sold out of the rooms allocated to CLC discounting BUT they have other rooms at regular rules...

You mentioned a cdl rate. I just wanted to make you aware many van expediters do not hold a cdl so just make sure your staff is aware they are still over the road drivers. Personally I rarely partake in the breakfast so it's not important to me. A good selection of tv channels and strong WiFi is higher on my list. I am often disappointed at the slow to the point of useless WiFi at many places.

Good points, Xiggi!

I never ask about the 24 hr stay up front, and I often don't ask if they use CLC [though I usually know, having looked at the CLC site first to find places with truck parking] until I have been offered a room.
Most desk clerks and many managers are unaware of the 24 hr rule, and will sometimes say they don't have any such thing. When that happens, I tell them [politely] that I will call CLC and clarify it. I do, and then CLC calls them to point out that they have to honor the 24 hr stay because it's in their contract. It's just like having an issue come up at a customer: we tell them [politely] that we will call dispatch to resolve it, and let them do it. I've never been refused the full 24 hrs, and in return, I make it as easy for the maids to clean as possible.
I feel it's something we need, [especially when we don't check in until 8, 9, 10 PM] and I don't hesitate to use it. I've never had any grief when calling CLC, either, and I like that, too. :)

The 24 hour thing has got to be a PITA for most hotels properties. In most cases, once housekeeping is done for the day, usually by mid or late afternoon those 24 hour rooms will have to sit, unavailable, until the next day.

ones i've talked to would rather not deal with CLC....its a corporate thing that they have no choice....kinda like forced dispatch....thats why some only have so many CLC rooms available and don't have any during special events in the area... cheaper to pay cash and or take any discounts they offer AAA is 15% or even senior citizen discount along with Sunday to thursday rates

I know, and don't care. Having to be out by 1100 works for the people who have business or tourist things to do, or those just sleeping enroute to their destination, but it doesn't work well for those of us who didn't plan for a breakdown, because the repairs will almost never be done that quickly. A successful business considers the needs of the customers, IMO, or they lose to those that do.
I'm pretty sure the business gained by partnering with CLC more than offsets the loss of an occasional room for a night, [because most CLC clients don't use the 24 hr stay], and as I said, I try to make the demands on housekeeping as light as possible, in appreciation.
